1、M 集团单项目人员配置基准建议一、人员配置基准的基本前提以下的人员配置基准,基于以下项目边界条件:1、项目同一期设计/开工建筑面积在 10 万平米左右;2、项目的物业类型不超过三种,毛坯房交楼;3、项目地段无特别复杂的地理条件等;4、公司对项目在产品创新、进度要求等方面有没有特殊定位和要求;5、基准主要包括设计、营销、工程、成本四个专业序列,且不包含各专业技术积累和研究、资源共享平台建设、日常行政等工作内容。超出以上条件的配置基准调整,在备注中予以补充说明。二、配置基准应用说明单项目人员配置基准,作为集团内部推荐配置基准建议,可供区域公司用于1、区域公司年度人力资源规划;2、新增项目人员配置规
2、划参考;3、多项目运作状况下,项目之间人员动态规划和调配。在做人员规划和配置时,需要公司以下两个战略导向:1、地产开发商是通过有效 整合外部资源 完成项目操作,因此要明确界定我方专业人员角色,避免过多将公司专业资源投入项目的具体实现过程,尽量整合和有效管理外部资源,精简专业人员配置作为项目配置的原则之一;2、提高资产周转率(缩短项目周期)将是公司战略导向之一,内部的人员配置和外部资源的整合需要把缩短作为考虑重要因素之一。三、人员配置基准表(附表)阶段规划设计工程施工成本管理营销销售专业(级别)、数量备注专业(级别)、数量备注专业(级别)、数量备注专业(级别)、数量备注论证阶段建筑(资深)1 人
