1、船行水上启航通州发布时间：2013-04-20作者：李为状来源：万达商业规划院建筑三 所Context 背景Wanda Plaza Tongzhou is located at the southwest corner of Xinhua Venue and Tonghui South Street of the Tongzhou District of Beijing. It will serve as a new center for leisure and business, comprised of a large commercial mall with a pedestrian r

2、etail street, three Grade A office towers, and a normal grade office development. It will provide the city with a prominent iconic landmark, but one with suitable human scale, where functional ambience is prioritized. The intentional blurring of boundaries between indoor and outdoor, retail and recr

3、eation, with spatial transitions that encourage discovery, deliver a dynamic energy to the visitors. By realizing commercial flexibility, the design fulfills the above mantra, providing an urban public space that reflects the intimate interaction of people, nature, and buildings with seamless contin

4、uity.通州万达广场位于北京市通州区新华大街与通惠南路交叉口西南角，因其位于长 安街向东的延长线上，作为CBD东扩的一个支点，必将成为一个全新的休闲和 商业中心，也注定成为新的城市地标。规划院在前期将用地规划为一个由商场 和步行商业街组成的商业中心、三栋甲级写字楼以及一栋普通写字楼的大型综 合体。同时通州万达广场作为北京市继石景山万达广场之后的又一力作，而且 在长安街的东侧与石景山万达遥相呼应，我们希望在规划设计的基础上通过宜 人尺度的建筑设计，为 使用者提供舒适高效却与众不同的建筑环境，为通州树 立一个商业核心区。我们希望利用不同的处理手法来综合室内外的空间、商业 以及娱乐区间的界限，从而

5、形成一个流通的连续的充满趣味性的场所。这个设 计必须通过对商业灵活性与城市公共空间的充分考虑，激发使用者与自然以及 建筑之间的亲密互动，进而形成独树一帜的城市地标场所。通州万达广场效果图Design设计Historically, Tongzhou was a land-water city where life revolved around the main grand canal, utilized for trade, leisure, and often, residence. As a result, movement and flow become the key inspirat

6、ions to the design of the Wanda Plaza Tongzhou facade. The concept being that ucontextual flows” - wind, water, traffic - carve the large mass and in effect creates a curvilinear hull-like geometry. This process of carving is similar to the design of a water craft where the hull form is configured t

10、观，顺其自然地将长安街上大量的人 流导入商业广场的主要入口。优美的建筑表皮一直折入到购物中心的中庭部 分，将室内外环境分化、融合，形成延续性的室内外空间，让人们愿意驻 足。流风水流流量WIND FLOWWATER FLOWTRAFFIC FLOW设计理念The exterior retail street is a continuation of the folding podium skin that embraces the same concept to create diversity between the different sequences of the retail corr

Two different modules are created to give variation to the shops: the first is a continuous glass facade with a back paneling for advertisement utility; the second module uses aluminum to reveal a gold vertical element that breaks down the long narrow space. The continuous animated surface var

12、ies throughout the long narrow retail street, transforming the space to give rise to new experiential qualities.室外步行街有着转折延续的外立面形式。如何提升外街的品质也成为规划院一 直以来的难题，我们将漫长的步行街分段设计，将各个商店差异化、赋予特色，形成“一店一色”的特点。转折形式由两种模块组成，第一种是可兼用于 广告的背板玻璃，第二种是铝覆板，模块之间设金色的分界面，给予步行街加 以分段，步行其中，犹如中国古代的园林，步移景异。延续变化的立面处理使 步行街的空间体验更为丰富宜人。
